General Home Inspection FAQs

General Home Inspection FAQs

What a home inspection includes, why it's important, and what areas are covered

01What is a home inspection?

A home inspection is a visual assessment of a property’s major components — like the roof, foundation, plumbing, electrical, and HVAC systems — to identify any current or potential issues. The goal is to give buyers, sellers, or homeowners a better understanding of the home’s condition before making major decisions.

02Why should I get a home inspection?

It protects your investment, gives you negotiating power, and provides peace of mind before closing. A good inspection helps uncover safety hazards, deferred maintenance, and big-ticket repairs before they surprise you after move-in.

03What areas of the home are covered?

We inspect the roof, foundation, attic, plumbing, electrical, HVAC systems, exterior, insulation, and installed appliances. You’ll receive a photo-rich report with clear summaries for each major area.

Home Inspection Process FAQs

Home Inspection Process FAQs

Details about the steps involved in a home inspection, from scheduling to report delivery.

01How do I schedule an inspection?

You can schedule an inspection in a few easy ways: use our online booking system, call or text us directly, or have your realtor book on your behalf. We confirm all bookings quickly and send follow-up reminders before your appointment.

02How long does a typical inspection take?

Most inspections take between 2–3 hours, depending on the size, age, and condition of the property. Larger or more complex homes may take longer, especially if you’ve requested add-ons like pool/spa or detached structure inspections.

03Can I be present during the inspection?

Absolutely — and we encourage it. Being there allows you to ask questions in real time and get a better feel for the home. We’ll walk you through major findings, point out areas to monitor, and help you understand next steps.

04Do you use any special tools or technology?

Yes — in addition to visual inspection, we use moisture meters, thermal imaging, drones (where applicable), and digital checklists to ensure nothing is overlooked. These tools help us detect hidden issues like leaks, overheating components, or roof damage.

05When will I receive the inspection report?

We deliver most reports the same day or within 24 hours. Your report will be emailed as a PDF and includes full-color photos, detailed notes, and repair recommendations. We’re also available for a post-inspection call to answer any follow-up questions.

Buying & Selling Tips FAQs

Buying & Selling Tips FAQs

How to prepare for an inspection, use the report for negotiation, and what buyers/sellers should expect.

01What should sellers do before a pre-listing inspection?

Before your pre-listing inspection, make sure there’s clear access to major systems like the electrical panel, HVAC units, water heater, and attic. Address obvious issues like leaky faucets, burnt-out lightbulbs, or loose doorknobs to reduce red flags. A tidy, accessible home allows for a smoother, more complete inspection.

Explore our Pre-Listing Inspection service

02Should buyers attend the inspection?

Absolutely — if possible, you should be present during the inspection. It’s a great opportunity to walk through the property with the inspector, ask questions in real time, and get clarity on any concerns. You’ll also better understand the inspection report when you’ve seen the issues firsthand.

03How should I use the report as a buyer?

The inspection report helps you prioritize next steps:

  • Urgent safety issues or major repairs might require renegotiation
  • Medium concerns may guide future upgrades or budgeting
  • Cosmetic or wear-and-tear items are usually informational

Your agent can help interpret the report to decide what to address with the seller.

04Can I back out of a deal if the report reveals issues?

In most cases, yes — if your purchase agreement includes an inspection contingency. Major safety, structural, or costly issues may justify walking away. However, many problems are fixable or negotiable. An inspection is meant to inform your decision, not automatically derail the deal.

05As a seller, should I share my inspection report with buyers?

Yes, transparency builds trust and can speed up the selling process. A clean report may even give you a competitive edge or help justify your asking price. If repairs were made after the inspection, provide documentation to show due diligence.

See the full list of inspection services

02What’s the difference between a General Inspection and a 4-Point Inspection?

A General Home Inspection is comprehensive and covers the home’s structure and systems — ideal for buyers or sellers. A 4-Point Inspection focuses only on the roof, HVAC, plumbing, and electrical systems, and is typically required for insurance, especially on homes 25+ years old.

03Do you offer add-on inspections like pool/spa or detached buildings?

Yes, we offer low-cost add-ons that can be bundled with your main inspection. Pool and spa inspections include a visual check of equipment, safety features, and potential leaks. Detached structures such as guest houses or sheds can also be inspected upon request.

04Can you do multiple inspections at once?

Absolutely. You can schedule a general home inspection along with a 4-Point, Wind Mitigation, or Roof Certification in one appointment. It saves time and money, and we’ll provide bundled pricing.

05Do you inspect newly constructed homes?

Yes, we inspect new builds during various construction phases or just before move-in. These inspections catch construction errors, incomplete work, and code oversights that builders can address before closing.

Pricing & Payment FAQs

Pricing & Payment FAQs

Information on costs, bundling, payment methods, and how to get a quote.

01How much do inspections cost?

General home inspections start at $350 for homes up to 2,000 sq ft. Larger homes, older properties, or those with features like pools, crawlspaces, or detached buildings may have additional fees. All prices are clearly outlined during booking — no hidden charges.

Check our Pricing & Packages page

02Can I bundle services to save money?

Yes — bundling inspections is one of the best ways to save. Our most popular combo is the 4-Point + Wind Mitigation bundle for $200 (a $50 savings). You can also combine a full inspection with a Roof Certification or add-on services like pool inspections.

03Do you charge more for older homes or complex layouts?

Sometimes. Homes with crawlspaces, outdated systems, or larger square footage often require more time and may have a modest surcharge. You’ll see exact pricing when you book online or request a quote.

04Are pool or spa inspections included in the price?

They’re available as an add-on for $100. These inspections cover visible pool/spa equipment, potential safety concerns, and signs of wear or leakage. Ideal if your property includes outdoor water features.

05How can I get an exact quote?

Use our online booking system to see real-time pricing based on your property size, location, and needed services. Or give us a quick call and we’ll provide a customized quote based on your situation.

06What payment methods do you accept?

We keep it simple and secure! You can pay with any major credit or debit card, or use digital wallets like Apple Pay or Google Pay—all handled through Stripe, our trusted online payment partner.

No need to worry about checks or bank transfers—we only accept fast, electronic payments. Whether you want to pay during booking, after your inspection (using a secure link we’ll send by email), or in person at the inspection site, we’ve got you covered.

What’s Stripe? Stripe is one of the world’s most secure online payment systems, trusted by businesses big and small. Your payment info stays protected with the latest encryption technology, so you can pay with total confidence.

07Can I pay after the inspection is complete?

Here’s how our payment policy works: We require a $50 deposit to reserve your inspection appointment. The remaining balance is due after the inspection is completed and before we deliver your final report. You can pay the balance securely online using a payment link we’ll email to you, or in person at the inspection with a credit or debit card if you’re present.

Scheduling & Availability FAQs

Scheduling & Availability FAQs

Guidance on how to book an inspection, availability, cancellations, and logistics.

01How do I schedule a home inspection?

You can book directly through our online booking system, which shows real-time availability. You can also call, text, or email us — or have your agent schedule for you. We keep it simple, whichever method you prefer.

02Can I request a quote without booking right away?

Yes! During the booking process, on the Review step (Step 4), you can choose how you'd like to proceed:

Book Inspection – Confirms your appointment and reserves your spot on our schedule. You’ll receive a confirmation email with all the details.

Request a Quote – Lets you get a personalized quote based on your property details and selected services, with no obligation to book. No appointment will be scheduled at this stage.

If you’re still exploring your options or not quite ready to commit, requesting a quote is a simple, no-pressure way to see your pricing before making a decision. If you’re happy with the quote we send, you can book your inspection directly from the quote—no need to fill out the form again.

If you're still exploring options or not quite ready to commit, requesting a quote is a great way to get pricing without pressure.

03How soon can I get an inspection appointment?

In most cases, we can accommodate inspections within 1–2 business days. We also offer same-day and weekend appointments when available. If your closing or insurance deadline is urgent, just let us know — we’ll prioritize accordingly.

04Can I book multiple inspections at once?

Yes — whether you need a full inspection, a 4-Point, Wind Mitigation, Roof Certification, or a combination of all, you can schedule them together to save time and money. Bundling inspections also ensures we cover everything during a single visit.

05What information do I need to book?

We’ll need the property address, approximate square footage, year built, services needed, and your preferred inspection date/time. If someone else is attending (like your agent), include their info too.

06Can someone else (like my agent or insurance rep) book for me?

Absolutely! Agents, insurance reps, or family members can schedule an inspection on your behalf. Please make sure to provide the actual customer’s full name, as this is the name we will use in the pre-inspection agreement and all official documents. Also, be sure to include the customer’s contact information so we can send important updates and the inspection contract directly.

Note: If the wrong name is provided, it may delay the inspection process or require additional paperwork to update the agreement. To keep everything running smoothly, always use the name of the person who will be signing the inspection contract.

07Will I receive a confirmation and reminder?

Yes — once scheduled, you’ll receive an email confirmation with appointment details. We’ll also send a reminder the day before your inspection and a follow-up after it’s complete.

08What’s your cancellation or rescheduling policy?

We kindly ask that you give us at least 24 hours’ notice if you need to cancel or reschedule your appointment. We understand that emergencies, illness, or severe weather can happen, and we’re flexible in those cases.

If you cancel with less than 24 hours’ notice, your $50 deposit will be retained as a cancellation fee.

Post-Inspection Guidance FAQs

Post-Inspection Guidance FAQs

What happens after the inspection? What to do with the report, how to handle flagged issues, and when to schedule a reinspection.

01What do I do after getting the report?

Start by reviewing the report carefully. We recommend discussing it with your real estate agent or contractor to prioritize action items. If anything is unclear, don’t hesitate to reach out — we’re here to walk you through it and answer your questions.

02Do you offer reinspections?

Yes, we do. If repairs were made based on our findings, we can return to verify that the work was completed properly. This is especially helpful before closing or for final walkthroughs. Reinspections are available at a discounted rate for existing clients.

03How should I interpret flagged issues?

Our reports categorize issues by severity:

  • Major concerns that may pose safety risks or require immediate repair
  • Moderate issues that should be addressed soon
  • Minor or cosmetic observations for future maintenance

This helps you prioritize repairs and negotiate confidently. We also include helpful context and, where needed, contractor referral suggestions.

Home Maintenance & Safety FAQs

Home Maintenance & Safety FAQs

Tips to maintain your home, ensure safety, and keep systems running smoothly between inspections.

01Do you provide maintenance tips in your reports?

Yes. Each report includes maintenance suggestions tailored to your home’s specific systems and age. These may include cleaning recommendations, seasonal upkeep, or small upgrades that can improve efficiency and prevent future issues. For example, if we see early signs of roof wear, we’ll suggest sealant or gutter adjustments before costly repairs are needed.

02Should I get recurring inspections if I’m not buying or selling?

Absolutely. For older homes or properties in high-risk areas (like coastal Florida), we recommend a general inspection every 2–3 years. This helps catch aging components, minor leaks, or safety issues early, saving you money long term. Regular inspections also help homeowners better understand their home’s evolving needs.

03Do you inspect for safety hazards like fire or electrical issues?

Yes. Safety is a top priority. During every inspection, we assess electrical panels, outlets, smoke detectors, and appliance installations. We flag outdated wiring, improper breaker setups, and any visible fire or shock risks. If something critical is found, we explain it clearly and advise next steps.

Licensing, Insurance & Credentials FAQs

Licensing, Insurance & Credentials FAQs

Understand our qualifications, certifications, and what protects you as a client.

01Are you licensed and insured in Florida?

Yes — all our inspectors are licensed through the state of Florida’s Department of Business & Professional Regulation (DBPR). We also carry both General Liability and Errors & Omissions (E&O) insurance, providing full protection for you and your property throughout the inspection process.

02What certifications do your inspectors hold?

Our inspectors complete state-mandated training and exams, and most hold additional credentials from leading national organizations such as InterNACHI (International Association of Certified Home Inspectors) and ASHI (American Society of Home Inspectors). We also participate in continuing education to stay current on code changes and inspection technology.

03Can I see proof of licensing and insurance before booking?

Of course. We’re happy to provide our license number, insurance certificates, or other documentation on request. We believe transparency builds trust, and you deserve to feel confident in the professionals working on your home. You can also learn more on our About Us page.

01Can I schedule an inspection on behalf of my client?

Absolutely. Many of our inspections are booked directly by agents or brokers. Just provide your client’s name, contact info, property address, and the type of inspection needed. We’ll take care of the rest and keep you in the loop every step of the way.

02Do you provide co-branded or partner-friendly materials?

Yes — we offer marketing materials and inspection summaries you can share with your clients under your brand. These include co-branded brochures, sample reports, and follow-up templates that position you as a knowledgeable, prepared professional.

03How fast can you deliver the report?

Our standard turnaround is 24 hours or less, and same-day delivery is often available, especially if closing timelines are tight. We email the report to you and your client directly and can CC lenders, attorneys, or transaction coordinators as needed.

04Will your report scare my buyers?

No alarmism here. We present findings clearly and calmly, with a focus on what’s critical versus cosmetic. This helps buyers feel empowered, not panicked, and keeps deals moving forward. Many agents tell us our reports have saved transactions.

05What makes you a good inspection partner for agents like me?

New Construction & Builder Inspections FAQs

New Construction & Builder Inspections FAQs

Guidance for homeowners, builders, and agents involved in newly built properties or homes under warranty.

01Should I get an inspection on a brand-new home?

Yes — absolutely. Even new homes can have defects due to rushed work, missed code compliance, or subpar materials. A third-party inspection ensures everything was built to standard, and any issues can be addressed before move-in or final payment.

02What is a phase inspection during construction?

Phase inspections occur at specific points in the building process, such as foundation, framing, pre-drywall, and final walk-through. They help verify that each stage meets safety and structural standards before it’s covered up or finalized. This protects both homeowners and builders from costly oversights.

03What is an 11th-month warranty inspection?

This is an inspection done just before your builder’s 1-year warranty expires. We’ll document issues like settling cracks, faulty systems, or warranty-eligible repairs so you can submit a claim in time. It’s your last chance to get repairs covered without out-of-pocket costs.

04Can you provide a report I can submit to my builder?

Yes. Our reports include detailed photos, clear recommendations, and a format that’s easy for builders to act on. Many clients use them to negotiate repairs or confirm warranty eligibility.

Specialty & Add-On Services FAQs

Specialty & Add-On Services FAQs

Details on additional services like pool/spa inspections, thermal imaging, and more.

01Do you inspect pools, spas, or hot tubs?

Yes! We offer pool and spa inspections as add-on services. Our inspection covers the condition of visible surfaces, accessible plumbing lines, basic safety features, and checks for obvious signs of leaks. Please note that this is a limited visual inspection and does not include a full evaluation of pool or spa equipment.

These add-on inspections are especially useful for homes with older or recently serviced installations.

02Can you inspect detached garages or other outbuildings?

Absolutely. Detached structures like garages, guest houses, or sheds can be added to your main inspection. We evaluate their roofing, structure, electrical (if applicable), and any installed systems. Just let us know in advance so we can include them in your quote.

03Do you offer termite (WDO) inspections?

We do not perform WDO (wood-destroying organism) inspections directly, but we partner with licensed pest control operators. We can coordinate your WDO inspection to occur alongside ours so everything is completed in one visit. Learn more on our General Home Inspection service page.

04Is thermal imaging available?

Yes. Infrared (IR) scanning is available upon request. It’s useful for detecting hidden moisture, missing insulation, and electrical hot spots. While not a guarantee of hidden defects, thermal imaging can provide valuable clues that prompt further evaluation.

05Can I add services later after booking?

Usually, yes. If you booked a general inspection and later decide you want a wind mitigation, roof certification, or pool inspection added, just contact us. As long as we have enough time scheduled, we’ll include it on-site.

COVID-19 & Health Safety Protocols FAQs

COVID-19 & Health Safety Protocols FAQs

Current health and safety measures in place during inspections.

01Do you follow health guidelines during inspections?

Yes — we follow all applicable CDC and state health recommendations. This includes regular sanitization of equipment, maintaining physical distance when requested, and avoiding contact with surfaces unnecessarily.

02Can I attend the inspection remotely?

Yes. We offer remote-friendly options such as post-inspection phone calls, annotated reports with detailed photos, and video summaries (if requested). This is especially helpful for out-of-town buyers or immunocompromised clients.

03Are masks required during the inspection?

We respect each client's comfort level. While masks are no longer required under most state guidelines, we’re happy to wear one during the inspection if requested. Let us know your preference in advance or at the time of inspection.

04Do I need to disclose my inspection report if I decide not to buy the home?

In most cases, no, but it depends on your contract terms. However, if you’re selling a home and have had it inspected, Florida law requires you to disclose known material defects. If you’re unsure, consult your real estate professional or attorney

01What makes your inspection reports different?

Our reports are designed to be read, not deciphered. They’re clean, visual, and organized by urgency, with flagged issues clearly explained in plain language. We avoid technical jargon, reduce anxiety, and help buyers and agents focus on what actually matters. You won’t need a contractor to understand what we found.

02Are your inspectors licensed and insured?

03How do you ensure nothing is missed during the inspection?

We use a standardized process that follows — and often exceeds — Florida’s Standards of Practice. Tools like thermal imaging, moisture meters, and aerial drone photography (when applicable) help us catch what others might miss. Every home is inspected as if it were our own.

04What if I have questions after the inspection?

You can call, text, or email us anytime — even days or weeks after the inspection. We’re happy to explain the report, help you understand next steps, or assist with follow-up decisions. We believe the service doesn’t end when the report is delivered.

05Can I trust your team if I'm not local or attending the inspection?

Yes — many of our clients are out-of-town buyers or long-distance investors. We provide full digital documentation, highlight critical issues, and remain available to answer any questions you or your agent may have. We’ve built trust with buyers we’ve never even met in person.

06Why do agents and insurance companies prefer working with you?

Because we’re fast, professional, and make their jobs easier. Our reports reduce back-and-forth, eliminate red flags caused by vague language, and help close deals or bind coverage quickly. Agents refer us because we protect their reputation, too.
